For a decade "Dwarka Expressway" was a reason to discount a project. Today the eight-lane corridor connecting Dwarka in Delhi to Kherki Daula on NH-48 is open to traffic, and the conversation has shifted from "when" to "which sector". This is a working map of the corridor for buyers.
How the corridor is organised
Think of it in three bands. The Delhi border band (Sectors 106, 109, 110, 111, 113, 114) is closest to Dwarka, the upcoming Diplomatic Enclave and the airport road; it commands the highest prices on the corridor and attracts buyers who work in west Delhi or fly frequently. The middle band (Sectors 99–105) has the largest completed inventory — Emaar, Godrej, Sobha, ATS and Hero Homes have all delivered here — and the best value for families. The NH-48 end (Sectors 81–95) merges with New Gurgaon, where township projects and plotted developments offer larger homes for the same money.
Infrastructure that is actually there
- The expressway itself, with cloverleaf access at the NH-48 end and the elevated section over the Delhi border.
- Operational schools (Delhi Public School, DPSG, Shri Ram and others) and hospitals (Medanta's network and Manipal's Dwarka facility on the Delhi side).
- Retail is arriving in the form of high-street commercial blocks rather than malls; check what is open, not what is announced.
Reading the price gradient
Completed 3 BHK apartments run from roughly ₹1.2 crore near NH-48 to ₹3 crore-plus at the Delhi border, with the middle band in between. Under-construction launches by branded developers now price above older completed societies nearby — a signal that the corridor's discount is closing. For ready-to-move buyers, the middle band still offers the widest gap between price and delivered infrastructure.
What to check on a visit
Approach roads from the expressway to the society gate (some still run through village land), water supply arrangements, and the status of the sector road network — several sectors have expressway access but incomplete internal roads. A weekday morning drive to Cyber City is the honest test of the "25 minutes" claim.
