Rental Yields in Gurgaon: What Landlords Actually Earn by Corridor

Rental income is the main reason investors prefer completed homes over launches: the cheque starts the month after registration. But yields are not uniform across the city. This note explains how to estimate them and where the demand actually sits.

How to calculate yield properly

Gross yield is annual rent divided by the all-in purchase price (including stamp duty, registration and any brokerage). Net yield subtracts maintenance, property tax, vacancy of roughly one month a year and an allowance for repairs. Gurgaon's gross yields of 2.5–4% typically become 2–3.2% net. Capital appreciation, not rent, has historically driven total returns — so treat rent as the floor, not the goal.

Where tenants are

  • Cyber City / Golf Course Road: senior corporate tenants and expats; highest absolute rents, lowest yields because prices are high. Furnished 3 BHKs in the premium condominiums lease fastest.
  • Golf Course Extension Road: the sweet spot for 3 BHK yields — a large IT and consulting workforce within a 15-minute drive and newer societies with the amenities tenants ask for.
  • Sohna Road / SPR: steady demand from the Sohna Road office parks and families priced out of Golf Course Extension; yields slightly above the city average.
  • Dwarka Expressway: lower purchase prices push yields up on paper, but tenant demand is still building as offices and retail open. Choose societies close to the expressway and existing schools.

What raises the rent you can ask

Corner or park-facing units, two covered parking slots, a working clubhouse, modular kitchen and wardrobes, and — increasingly — power backup that covers air-conditioning. A ₹4–6 lakh interiors budget on a bare resale apartment often pays for itself within two years of higher rent and shorter vacancy.

Taxes and paperwork

Rental income is taxed as income from house property after a 30% standard deduction and interest on any home loan. Registered lease deeds of 11 months are standard in Gurgaon; for a corporate lease of 3 years, register the deed with the sub-registrar. Keep the society's tenant verification form and the police verification receipt on file.
